This converted property features panoramic views of the River Taw and is ideally located, allowing guests to explore the attractions of North Devon. The market town of Barnstaple is a short drive away from the house, with shops, cinema, pubs, restaurants and a theatre for guests to visit. The North Devon coast is also within easy reach, surfers and sunbathers alike can enjoy the sandy beaches of Croyde, Saunton Sands and Westward Ho! The wilds of Exmoor are a favourite with hikers, with many walks for them to choose from. For a family day out, guests can visit The Milky Way, The Big Sheep, Arlington Court, RHS Rosemoor and Tapeley Park.

The property has an upside-down layout with the lounge/diner and kitchen located upstairs. The lounge/diner has a Smart TV, panoramic views over the river and doors leading out on the balcony with a seating area. The dining area has a table and seating for eight. The kitchen is equipped with an oven, gas hob, microwave, fridge/freezer, washing machine and dishwasher. There are two bedrooms on the first floor: one king-size bedroom and one twin bedroom. There is a bathroom with heated towel rail, WC and bidet also on this floor. Downstairs, there is one king-size bedroom and one twin bedroom. Outside the bedrooms is a small kitchenette with fridge, kettle and toaster. There is also bathroom with heated towel rail and WC on the ground floor. The games room with snooker table is also on the ground floor.

Outside, the decked balcony (accessible through doors from the lounge area) has garden seating and a BBQ. There is also a shared garden that guests from all the holiday properties on the site can use.

The house is fantastic, extremely spacious the snooker table was amazing. Weve had such a special Christmas as we had a lot more f family visiting us whilst we stayed at the house. Very satisfied with villa as clean, well equipped with a lovely grassed area for relaxing and children to play. In addition snooker table is full sized and enjoyable to use in the evenings. A lovely property with stunning views, quality space for a large family or gathering and much to do in the locality with shops and walks nearby. The owner is very helpful and hospitable, there when needed! Would highly recommend and hope to stay again at the property. A visit to Fremington Quay is a must; excellent food and huge servings .

The cottage is perfectly located to visit all the tourist attractions, beaches and country walks. Self catering is not a problem as there are a couple of supermarkets nearby and a very good chip shop. As for entertainment there are two televisions, a couple of family games and a very well used (full size) snooker table. Amazing amount of space. Good amount of parking. Very well furnished kitchen. The coffee tea and milk ready for us when we arrived was a nice touch. Plenty of seating. Great view of the sunset from the balcony. Great location for getting places in north Devon. Supermarket very close. Great gardens. Would definitely come again.

Fantastic house. Loads of room for eight people. And the snooker table was great - especially given the typical British weather. We took our dog - the grounds were big enough for a first walk of the morning. Overall Brilliant

We have had a wonderful week here, the house is perfect for two families sharing, plenty of space to eat and spend time together. Amazing views, we spent a lot of time on the balcony. Very central location, beaches within 10 mins, lots of places within 30 min drive.
