Smithincott Barton Holiday Cottage is a self-contained wing of a thatched Devon long house. This family home offers peace and quiet on the edge of the Black Down hills in the valley of the River Culm. The house mixes the charm of the 16th century exterior with a traditional but recently modernised interior. The house has a sun room, a private garden with a summer house, BBQ and picnic area. Smithincott Barton Stables are two single bedroom apartments sleeping two each in the grounds of Smithincott Barton Farm. SITUATION Smithincott is located just outside the village of Uffculme which offers two local grocery shops, a public house which serves food at lunchtime and in the evenings for reasonable prices. There is also another Pub 7 or 8 minutes drive from Smithincott which also serves food. Uffculme church has the largest rood screen in Devon. Although situated in the peace and quiet of the countryside we are only 3 miles from Junction 28 of the M5. THINGS TO DO The immediate locality is well served with places of interest, National Trust houses, gardens, historic towns, craft workshops and farms open to the public. There are also numerous attractions for children and families. Nearby you can take a horse-drawn canal barge trip or a ride on a narrow gauge railway or you may just like to relax in the beautiful surrounding countryside. Both Crealy Park and the Gateway to the Jurassic Coast are half an hour to 45 minutes away. The nearby city of Exeter is 20 minutes away on the M5, where you can visit many historical and scenic locations as well as making the most of the city’s newly revamped Princesshay, full of eateries and shops to tempt you. ACCOMMODATION The large fresh Sitting Room has a parquet floor a three piece suite, dining table and chairs
with a TV, video, stereo and CD player and DVD player. The Kitchen / Dining Room has been recently modernised and has a microwave, electric cooker and traditional Rayburn for the winter months. Leading from the kitchen is a Utility Room with washing machine, a fridge / freezer and a tumble drier. There is a also a separate WC adjoining the utility room. Upstairs Bedroom one has a double bed, a chaise longue day bed and plenty of storage for clothes in a wardrobe and chest of drawers. This is a large room with two windows that have views of the extensive gardens and the hills. Bedroom Two also has a double bed with washbasin and shaver point and leads to Bedroom Three, a twin room through a curtained door, which has two single beds and a built in wardrobe. This room has views over the back garden and meadow. The bathroom has a bath with an electric shower over it, a basin and WC, shaver point and large airing cupboard. Private Garden with table and chairs, a summer house, BBQ and picnic area. All bed linen, towels and heating are included in the price. Regret that we do not accept
