This area is renowned for its agricultural land and denoted by the local rich, dark red soil. Bickleigh’s five-arched bridge spans the River Exe and is reputedly the inspiration for Simon & Garfunkel’s, ‘Bridge over Troubled Water’. Bickleigh Mill is an historical 18th century working mill, now redeveloped into a popular and exciting rural shopping, eating and recreational destination. Railway enthusiasts will enjoy the Devon Railway Centre and Model World housed in the Victorian station buildings, ideal for young children.  On rainy days, take the family to Wall in the Hall for indoor climbing, only 10 minutes from this property.  The town of Tiverton is just four miles away, which offers a pretty canal offering boat trips, while a little further is the historic cathedral city of Exeter. Enjoy the peace and tranquillity of the location, with the coast within an hours drive.

On entering this impressive  property, a couple of steps down will take you into the welcoming and cosy lounge. With TV/DVD, plenty of comfy seating and a traditional wood burner, this room is perfect for a spot of relaxation. The exposed beams and traditional flooring and underfloor heating are also a feature throughout this stylish barn conversion. Other original features include arrow-slit windows and an original threshing wheel. Heading into the spacious kitchen/diner, which is accessed via a step up, you will find a delightfully situated dining area, ideal whether you’re sitting down to a special meal or grabbing a snack. The elegant and attractive kitchen is well-equipped with Aga (with a built-in electric module for those not used to cooking on an Aga), dishwasher, a large fridge and large freezer, microwave and large bi-folding glass doors leading outside. The washer/dryer is located in the utility room. There is also a shower room, complete with WC on the ground floor. Heading upstairs via the wooden tread staircase, you will find three bright and comfortable bedrooms. There’s a super king-size with TV/DVD and an en-suite shower room with rain shower, twin sinks and WC, a second super king-size with TV and en-suite with double shower enclosure and WC, and a twin room with TV/DVD. You will also find a bathroom complete with free-standing slipper bath with hand-held shower and WC. The property offers a range of outside and inside games

Stepping outside, you can relax at the end of an enjoyable day sitting back in the patio area with garden furniture, BBQ and sun loungers, or you could wander amongst the fruit trees.

The cottage was beautiful, very peaceful and tranquil part of the country side. Penny was very helpful and tried to get issues sorted out when we arrived. Would recommend to others if cleaning was better and issues sorted.

The cottage was lovely and spacious. Had everything we needed in the kitchen. The beds were comfortable and the whole cottage was very clean. Loved the welcoming prosecco. Overall we had an enjoyable stay in this well equiped, spacious and comfortable property although we were dissapointed with the overall level of cleanliness. The property is set in a peaceful secluded valley surrounded by nature, but is only 5 minutes from a main road and 10 - 15 minutes from Tiverton. Great cottage with large sun filled rooms. Good kitchen for all getting around the table for those end of the day meals. Lovely large garden for all the dogs to runaround in.

Cottage is lovely, the Garden was really amazing and the dogs loved it. The cottage could do with some TLC in places but overall we had a good stay and beautiful weather. WIFI isn't superfast but workable. We loved the AGA and the space in the cottage meant we had loads of areas to chill out.

We thoroughly enjoyed our time at this holiday cottage. The location was great , very quiet and huge garden for dogs to run around (even a little stream for them to play in) would definitely return. The cottage has everything you would need for a stay.

This is a lovely house in a quiet rural location. The under floor heating meant the house was very warm, the arga itself was enough heat for the whole house even with windows open, to be fair, it has been a very warm October! Home Barn is beautiful and in a great location. The bedrooms are large, as are the double beds. Home Barn was very clean and warm. The garden is very large, private and secure, perfect if you have dogs. The area is great for walking and the coast, Exmoor and Dartmoor are all within an hours drive, great for a day out. This house is in a superb location, quiet and extremely rural. The house was clean and the kitchen well equipped. The master bed was very comfortable as were the sofas. Had a lovely stay, nice property, big garden in a lovely location. The house is well equipped although as we have informed the owner, the garden table, chairs aand umbrella are old and do need replacing.

Beautiful cottage. Well equipped and beautifully presented. Lovely spacious garden. Owner very helpful and quick to respond. Would definitely stay again. Whilst it would be possible to walk to the nearest pub, we didn't feel safe doing so as the roads were so narrow but to be honest the house is so nice, we didn't want to leave!
