This fabulously characterful property occupies the first floor in the owners stunning waterside home overlooking the Exe estuary and has been lovingly furnished to provide a spacious and comfortable couples retreat.

Situated in the heart of the idyllic fishing and sailing village of Lympstone, this wonderful property promises a tranquil escape to guests. Spacious and bright with tonnes of character, this first-floor apartment is an opportunity to embrace life by the water in a lesser-known village in the South West. Wake up among pretty coastal decor, grab your morning coffee and head out to the pebbled patio to watch the day unfold.

Whether you’re off down to the shared village waterside seating area or you’re watching the boats and kayaks on the estuary from the window in the lounge, you’ll never feel far from the sea here. The interiors harness the soothing blue and white tones of the ocean and there are lots of little nautical details dotted throughout. The open-plan living area is bright and airy during the day thanks to two large windows, but light the wood burner in the original ‘sgraffito’ fireplace in the evening and it becomes a cosy haven. Take a step up into the compact kitchenette where you’ll find everything you need to cook up a hearty meal; when you’re ready to retire, slip between the sheets in the cosy king-size bed just opposite.

Take a stroll up to the National Trust’s A la Ronde (1.5 miles), a unique 16-sided house that was built for two spinster cousins in the 18th century. For something a little grander, cross the estuary over to Powderham Castle (13 miles) which is full of medieval intrigue. Sunbathe at Dawlish Warren Beach (16 miles), a stunning beach that stretches down from Warren Point to the 15-metre-high red sandstone Langstone Rock.

You wont meet nicer, warmer and pleasant hosts in hospitality. True diamonds. We had an outstanding romantic break. It rained loads but we stayed in a chatted about everything under the sun without telly just listening to some music but really just chatted and laughed. The Roost is great. My partner was enchanted by the views and the superb wood buRead morerner. We would definitely go again. Totally in love with the place! Top notch break away. Thank you so much, Dave and Ria Hide

Great location in this cute village. The hosts were very helpful. The views out of the window were stunning.

A superbly equipped and located apartment. There are so many opportunities to explore the area without using the car. The owners couldnt have been more helpful.
