Offering a great location, fantastic facilities and beautiful walks on the doorstep, this attractive and spacious property close to the centre of Instow makes the perfect holiday home.

This spacious, beautifully presented detached property ,built in 2020, sits in an exclusive spot just behind the sand dunes of Instow beach. It's just a stroll from all that this riverside village has to offer, including a variety of pubs, bars and restaurants as well as the local shop which has a deli counter and small café. Located where the River Taw and Torridge combine and flow into the sea, Instow is a pretty village and perfect for a spot of sailing or windsurfing, and for families to take advantage of the sandy beach. Discover the famous South West Coast Path and enjoy walks across the clifftops, or take your bikes and explore the Tarka Trail which passes right next to the property. In the summer months, catch the small passenger ferry across the river to the charming fishing village of Appledore with its narrow streets and maritime history, or travel a little further and uncover the treasures of nearby Croyde, Woolacombe and Saunton Sands. There are numerous National Trust properties in the area, as well as the RHS gardens at Rosemoor. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall and for families The Big Sheep, The Milky Way Adventure Park and a boat trip to Lundy Island are all great days out.

On entering this elegant property, you find a bright hallway with ample space for shoes boots and coats and then walking on, the property opens up into a spacious open-plan lounge/kitchen/diner well-equipped with breakfast bar, electric oven and induction hob, dishwasher and large American-style fridge/freezer with built-in ice machine, wine fridge and Nespresso coffee machine. There is also a utility room with a separate sink, microwave, washing machine and tumble dryer along with a separate WC. The dining area has a dining table with ample seating for everyone plus a wall-mounted Smart TV. The lounge/diner includes a sofa and picture sliding doors opening onto the garden, and a lovely vaulted ceiling. The separate living room has a comfy corner sofa, armchair and a wall-mounted Smart TV with a Sonos Beam soundbar. A snug/games area is accessed just off the kitchen/diner and is ideal for kids or adults with a Smart TV, Sonos One smart speaker with Apple Air Play, a Blu-ray player, safety dartboard and table football table. Heading up to the first floor, you will find four comfortable bedrooms. There are two super-king-size (one of which can be configurated as twin beds on request) each with built-in wardrobes or chest of drawers, Smart TVs and one having an en-suite shower room with WC; one king-size with built-in wardrobes and Smart TV; and lastly, a bedroom with a single bed and cabin bed - please note the cabin bed is only suitable for children under 16 years. Completing the accommodation is a family bathroom, complete with a bath with handheld shower attachment, separate shower and WC.

Stepping outside, you can unwind at the end of a great day in the large enclosed garden which has a private gateway that leads to the sand dunes and beach as well as the Tarka Trail. The lawned garden has a large private hot tub, quality garden furniture housed on the patio area, an outside hot shower - ideal for washing off sandy toes, doggie paws and wet uits - a gas BBQ and outdoor games such as giant Jenga and giant Connect 4, great fun for kids and adults alike. There’s also a shed for storing bikes, wetsuits, surfboards and sandy boots.

Off-road parking is available for two cars with electric car charging point available (at additional cost).

Beautiful house in a amazing location with excellent local bar/restaurants a very short walk away. The garden was great for the dog and the hot tub was ideal for soaking those tired bodies after a long walk on the beach and tarka trail.

Lovely house with mod cons. Hot tub was lovely and the location was good if you have dogs the beach is one of the best for dogs. Good location for visiting North Devon

A fabulous property in a great location, with everything on your doorstep. The house was very well-equipped, very comfortable and lovely and warm. Thoughtful touches appreciated, like the welcome bottle of Prosecco, chocolates placed on top of the folded towels on each bed and even a dog bowl and treats. We used the Tesco store (3 miles) to stock uRead morep and tried all the local pubs. All are close to the property (all dog-friendly). The twins loved the beach and the hot tub. Hide

Had a family get together this year and thoroughly enjoyed the property. Hot tub was especially well received. We did have issues with it but Claire quickly resolved them. Loved the back gate access to the beach, brilliant for the 6 yr old and the dog. Recommend the ferry trip to Appledore and Westward Ho! Beach was beautiful for wave jumping. Lovely house, really nicely finished to a high standard in a great location. Access to the beach & the Tarka Trail by the back garden was a huge plus point. The house was immaculate & beds really comfy. Any questions we had were quickly dealt with by Claire. Great experience all round. Definitely be back.

Thank you for the lovely welcome gift of scones and wine. We book this property because we love Instow, but have come back to the same property, when available, because it has all the facilities we need and more. Its clean and easy to live in for a week or two!

Really enjoyed our holiday. Perfect location. Private garden and fully enclosed which was great for our dog. Great place to relax and enjoy the sun and hot tub. Everything you need is there.. communication with Claire was great she was always readily available to help with any issues.

A great place to stay, property & location were just what we were looking for a relaxing & peaceful break. The house was lovely and in an ideal position for the village and sand dunes and beach. The brochure description is slightly misleading in saying that there is direct access to the dunes, but they are in easy walking distance. The house is well equipped and was comfortable for the 5 of us staying there.

A very handy location for the beach, and a large secure garden for dogs. The games room was great for the children and the open plan layout meant we could all be together when meals were being prepared. The ferry to Appledore is a must (check times as reliant on tides), with excellent crabbing and then the bus back. The local delicatessens John's oRead moref Instow has so many lovely things to eat! Lovely property in a great location. Well equipped. Furnishings are new and contemporary in design. Plenty of parking. Garden is fully enclosed and all gates secured with top lock - keeping children and pets safe. Highly recommended

This house is beautifully furnished and the location is fantastic. The gate at the end of the garden leads you very close to the beach and the brilliant pubs and restaurants. The garden in the afternoon and evening is a sun trap and as previously mentioned would benefit from an umbrella at least. This house has everything you could wish for, its furnished to the highest of standards. There was 10 of us plus 2 dogs at our stay at tides, and the house never felt full. We had plenty of space, and each room had everything we needed! The house was very clean and tidy, and the hot tub was an added bonus !!!!! It has 4 pubs all within walking distRead moreance of 5 minutes, and each offered very good food choices ! Every ale or beer was catered for within these 4 pubs, & the locals were great! Hide

This house worked really well for our family: proximity to beach, nice big garden, games room. Plenty of space for everyone and we loved Instow and Appledore. Excellent.
