A beautifully positioned former hay loft, set on a working farm with countryside walks and bird reserves right on the doorstep

A quiet retreat for couples, close to the sea, and yet in a peaceful location away from the throngs of holidaymakers, Warren Roost is a former hayloft which has been converted to an open-plan studio-style property. Situated within a mile of the harbour village of Cockwood and 1.5 miles from the beach at Dawlish Warren on Devon’s south coast, you’re never far from a day at the beach.

A cosy holiday studio, guests approach Warren Roost via a set of external steps which lead onto a decked seating area and on to the front door of the single-storey property. With everything all together in one space, including the lounge, kitchen, dining area and bedroom, it is ideal for spending some much needed time together. The exposed stone walls and beamed ceiling ensure that the property retains the authentic feel of a farm cottage, whilst the TV/DVD ensures that guests can keep up with their favourite programmes and enjoy a late-night film snuggled up in bed. On summer evenings, sit out with drinks on the decking and enjoy views across the fields to the sea.

The position of this property allows guests to easily step out and walk to the village of Cockwood, where they can watch the comings and goings of boats on the Exe Estuary before retiring to one of the village’s two welcoming pubs. Or follow the footpath around the coast and cross the sand dunes at Dawlish Warren, home to a host of seabirds and coastal wildlife. 2.5 miles south of the property, meanwhile, the resort town of Dawlish has a golden sandy beach and a good choice of places to eat.

Dogs are charged at £20 each per full or part week.

Would absolutely recommend Warren Roost to anyone. Lovely comfortable place to stay in a lovely setting. Mrs Weeks has thought of everything that you could possibly need and even left us scones, jam and clotted cream to welcome us. Will definitely stay again.

Beautiful place to stay. Could not fault anything. Restful and peaceful. Lovely and clean. The window was a great feature which you could sit on the sill and look out over the surrounding field. The balcony was a nice place to sit and look out over estuary. Will definitely stay again.

The accommodation at Warren Roost was extremely comfortable and welcoming. Situated with views of the estuary and within walking distance of the beach. Everything in the cottage was to a very high standard and felt very homely. It was perfect for 2 plus one little dog. Would definitely book again.

Set in a lovely location great for walks and in our opinion close enough to be able to walk into Dawlish Warren and local pubs The property is well appointed plenty of room for two Adults and a dog. Thoroughly enjoyed our stay Owners left you to just enjoy the property and were available if required which we did not

The 'Roost' was very comfortable, well appointed and in an excellent location for views of the estuary and countryside. The local pubs and beach were within easy walking distance as were the ferry and train stations. Overall an excellent stay at the Roost!

We really enjoyed our stay at Warren Roost, and just wish we had managed to stay for two weeks instead of one. We particularly loved watching all the wildlife , ie: squirrels, birds, cattle, pheasants, and the llama who seemed to think it was a cow. Good view of the estuary, and good walking area with the Exe Estuary trail just on the doorstep. Lovely location and beautiful scenery. Cream tea on arrival and so peaceful. Our little boy loved the cows and sheep so that was a lovely addition. The owners were very helpful and even have us a lift to the train station on departure.

The property is in an idillic position, could not be better positioned in a lovely area with wonderful views. The owners did not interfere or trouble you in any way. Kindly provided a carton of fresh milk and scones, jam and cream on arrival. A considerate touch. The only fault about the let was the lack of overall cleanliness. I had to wash the frRead moreidge clean of a fish smell, clean the bread bin. Hoover bag never been emptied, no spare bags, Christmas bits in the bag when emptied ! Hide

Very pleasant holiday location. Warren Roost is in a really good setting, within staggering distance from a couple of good pubs and an easy walk down to the Warren. Our Springer Spaniel thought it was rather good too.
