This detached property is situated on the outskirts of Braunton, with restaurants, shops and pubs just a short drive away and the burrows/beaches just a short drive provides a great base for a family holiday in the heart of North Devon.

Situated in the village of Braunton, with its array of shops, restaurants, pubs and takeaways. The famous Tarka Trail is on the doorstep, ideal and level for walking and cycling. Within driving distance are some of the region’s best beaches, including the enormous and breathtaking Saunton Sands, Woolacombe Beach, Croyde’s surfing Mecca and Putsborough. Walking enthusiasts will also be spoilt for choice with the nearby South West Coast Path and Exmoor National Park, not to mention a plethora of National Trust land. Just outside the town, are the Braunton Burrows, England’s largest sand dune system, which provides a lovely backdrop for scenic seaside walks. Other places of interest close by include Barnstaple, Ilfracombe and Exmoor Zoo to name but a few.

Stepping into this spacious property you are greeted by a light and airy open entrance hall which leads to the lounge and kitchen. The lounge provides comfortable sofas and a Smart TV, and effect fire for those cosy nights in, it also has French doors leading out to the patio. Accessed via the other side of the hall, the spacious kitchen/diner has seating around the dining table and breakfast bar, and the kitchen offers an electric oven and hob, combination microwave, American-style fridge/freezer, coffee machine and dishwasher. This then leads to a useful utility room with a washing machine and tumble dryer. Heading upstairs to the first floor you will discover a spacious hall with views across the Chivenor airfield and Braunton Burrows towards the estuary and village of Appledore. From the landing you will discover four beautiful bedrooms. The master bedroom has a super-king-size bed with TV and walk-in dressing room which leads to an en-suite shower room with WC. This suite also boasts a balcony with views across Chivenor airfield and Braunton Burrows. The second bedroom offers a kingsize with en-suite shower room, TV and has a Juliette balcony to enjoy the same spectacular views as the master bedroom. The other two bedrooms to the rear of the property have zip-and-link beds which are set as a twin but can be joined as a super-king bed upon request. Finally, a beautiful bathroom with a freestanding bath, separate shower and WC.

Outside a level gated garden wraps around the property and offers various areas to relax and unwind. The AstroTurf garden is lovely for relaxing with a pond to the side. The hot tub is a great addition for all the family to enjoy after a day of exploring, there is also a wooden gazebo perfect for alfresco dining. The summerhouse to the rear of the garden also provides a table tennis table, ornamental bar and comfy seating with TV. Private off-road parking for 2/3 cars is located within the secure gated area.

The house is excellent, well equipped, plenty of room. Our grandchildren enjoyed the table tennis room and the hot tub. There is plenty to do and see in the surrounding area.

Cottage was lovely , well equipped and had everything we needed. Excellent location for discovering the area and Braunton itself is a lovely village. Hot tub was an excellent extra and the games room as well. Lovely secure, quiet area and a very secure garden for the dog. Would highly recommend.

Lovely accommodation and ideal location to explore North Devon. Some of the instructions in the booklet need updating or further explanation e.g. the refuse and recycling (there is a mention of a brown sack for tins/plastic in the shed) there is no shed.?

The house is very nice. In a good location for the beaches and the pub. As it was winter, we obviously spent more time in the house. This meant that we noticed issues more. The heating didnt work for the first 24 hours, but there did send someone around to sort out a temporary fix. The showers in all bathrooms were barely a trickle, we did ask abouRead moret this but it wasnt dealt with. The house overlooks a military airbase, not noisy for us but worth mentioning! Just returned from a fantastic week (four generations of family). A lovely house in an excellent location. The garden, games room and hot tub all added to the holiday experience. Beautiful house in a fantastic location with great facilities! I didnt want to leave. Even though its situated right on the sw coast path and tarka trail, we parked and hired bikes at Barnstaple train station and cycled to Instow and back, stopping at the Fremington Quay cafe for refreshments. Bideford is an extra 3 miles. Within walking distance iRead mores the Quay cafe and the Williams Arms pub which are both dog friendly and worth a visit. Lovely spacious house . Clean and tidy and great lighting effects. The fans in the bedrooms were great as it was very hot when we went. Tarka trail for cycling enthusiasts was good and the right hand route took you to Tescos. Very handy for picking up extras. Also the Williams Arms pub , within a short walk , was great for adults and children. OpenRead more all day and good selection of food. I absolutely loved Wrafton house! It was the perfect place for our border collie who needs a lot of exercise. It backed on to the tarka trail, so we could walked down to the Quay cafe in the morning and Heaton Court pub in the evening. The Williams arms is a must. House was lovely but needs some TLC and maintenance - the cleanliness could have been better especially on taps and skirting boards. Location is ok if you have a car as there is nothing locally to see or do in the evenings apart from the local pub.

Wrafton House is a fabulous holiday property. Our party spanned 3 generations, the hot tub and games room were excellent on cloudy days. The house is close to all of Brauntons local amenities and the Tarka Trail runs adjacent to the property and was excellent for an evening stroll. The house was spotlessly clean.

The three generations of our family enjoyed a lovely week at Wrafton House. It was immaculately clean and very well equipped providing everything one could possibly need and more. We loved the house. It had everything we could want. Easily parked 4 estate cars in the drive. Hot tub was well used and enjoyed as was the table tennis. Location was great for lots of walks along the Tarka trail and down to crows point ( 2 miles).
