Perfectly placed, with much to see and do nearby, from the stunning cathedral city of Exeter being just a short drive or train ride away offers a variety of shops, restaurants and amenities. Closer to home, the town of Tiverton boasts a pretty canal and from here you can enjoy a horse drawn barge trip. Walkers will also be in their element with the Blackdown Hills an Area of Outstanding Natural Beauty, and both Exmoor and Dartmoor National Parks all within each reach. Beach lovers can explore the world renowned Jurassic coastline, including picturesque Lyme Regis, and the pretty seaside resorts of Sidmouth and Branscombe. North Devon is an hour away offering beautiful beaches and traditional fishing villages. There are also many National Trust Properties in the area including the Killerton and Knightshayes.  Tiverton train station and bus stop to Exeter and Tiverton are both within walking distance of this property.

This property is all on one level and has ramp access. The central open-plan lounge, kitchen and dining area welcome you upon entering, full of charm and country touches like exposed beams overhead and terracotta tiles that add a Mediterranean flair. Stylishly decorated throughout, this quaint cottage is surprisingly modern. As you step into the delightful property you immediately find yourself in a beautifully spacious lounge/kitchen/diner. The lounge area boast period charm throughout as well as cosy sofas great for a night in after exploring the surrounding area. A welcoming electric style woodburner provides wonderful warmth as does the underfloor heating. The lovely country style kitchen is well-equipped and provides everything you need to make a home cooked meal including an electric oven and hob, slow cooker, microwave and fridge/freezer. From here, head down the hall way where you will find the spacious king sized bedroom complete with patio doors for a little fresh air and birdsong in the mornings and with a TV and en-suite wet room with shower, WC and grab rail. There is also a further wet room down the corridor with shower and WC.

Head outside to a delightful enclosed patio area directly to the front of the property with garden furniture. Perfect for morning coffee or al fresco dining.

There is allocated off-road parking for two cars which is located to the rear of the property.

Lovely cottage in good location to visit places. All needs covered and brilliant for disabled people as full wet room with chair, rails, toilet seat etc. Wheelchair friendly too. Very cosy with underfloor heating.

Easy access to either coast. Pub 5 to 10 minutes walk and by a beautiful canal walk. Close to shops and other local amenities.

Great relaxing break everything you need cottage well equipped .pub and sparr also farm shop.great walks on the canal perfect for dogs. And plenty of places to explore around .I've been twice now and will go again. Highly recomend

Lovely cottage, enjoyed the week despite the weather. Info provided by Kate and Rob was very useful, and thank you for the biscuits, milk and coffee. We left.some dog medication behind and they were really helpful in sending this on to us, much appreciated.

Very comfortable accommodation in a great location for visiting Devon & Somerset. Lots to see & surrounded by excellent places to eat. Nice to have the owners close to hand should any problems occur. Nice touch to have milk, tea, coffee & luxury biscuits on arrival.

Spacious, warm comfortable cottage. It is very central to many places . We took the train alot as the station is only a short walk away. Bus stops almost outside the property to. Lovely clean, comfortable cottage very good position near the motorway for visiting Somerset and Devon. Plenty of space to relax and great kitchen equipment for cooking some lovely meals, especially the slow cooker. Our dog enjoyed the local walks, along the canal was great off lead walk. Would definitely recommend.

A lovely cottage/great location, just change those couple of things, then would be great. The owners are new at this, so will no doubt learn & change certain things as they go forward with their new venture etc. Will definitely stay again, but hopefully will be a better/softer mattress next time, as I ended up in more pain coz the mattress was too Read morehard, so I was unable to sleep so well. Great cottage, lovely comfortable furnishings and welcome gift for humans and dog. Best pre-holiday information from owners that we've ever had and they were quick to respond to any questions. Lovely area with Great Western canal just a few minutes walk away which provided a safe free run area for our lively dog. Local pub very welcoming. Excellent location. For us a base to go to Killerton House nearby and Plymouth. Extremely well equipped and very clean and tidy. Comfortable bed. good bedding. Nice soft towels provided. Very good for our dog. Parking outside gate bordering the property. Owners living nearby was a plus to help us with the TV.
