Situated up a private lane just 250 years from the village of Morthoe this property makes the perfect base for exploring North Devon and all it has to offer. Located just moments from The South West Coast Path, offering spectacular views and some of the finest walks in the country it fits the bill for both a summer holiday or a winter break The sandy beach of Woolacombe is just a short drive away and the popular beaches of Croyde and Saunton are within easy reach, all providing surfing. You can also access The Tarka Trail, which offers fantastic off-road walking and cycling. You could explore Exmoor National Park, take a day trip to Lundy Island, or visit historic Barnstaple with its market and high street shops. There are many other attractions including the National Trust property of Arlington Court, the pretty fishing village of Clovelly, or you could enjoy a day with the animals at Combe Martin Wildlife Park.

Enter the property and you will find yourself in the large entrance hall with space to store shoes and coats, just off the hall is a separate WC. The large lounge area with warming wood burner and Smart TV/DVD is the perfect place to sit and admire the sea views through the large bay window, there is also access to the outside porch area from here. The dining area has room for everyone to enjoy a family meal along with patio doors to the outside. The large well-equipped kitchen is the perfect place for all cooks to cook up a storm with gas Range-style oven and hob, microwave, fridge/freezer and dishwasher, there is also an iPod docking station large central island for you to sit and enjoy your morning coffee whilst enjoying the lovely sea views from the full width bi-folding doors out to the terrace. There is a separate utility room with an extra freezer and washing machine. Heading up to the first floor you will find four of the property’s bedrooms. A cosy double with TV/DVD/Blue-ray player with high apex beams and fabulous sea views along with an en-suite shower room with shower and WC. Two further doubles both with sea views and one boasting an en-suite shower room with shower and WC and a twin zip-and-link (which can be made into a super-king-size on request) with en-suite shower room and WC, completing the first floor accommodation is the bathroom with shower over bath and WC. Heading up another flight of stairs to the second floor where the fifth and final bedroom is located, a double bedroom with beams and sloping ceilings and Velux windows.

Heading outside the fully garden surrounds the house, on the seaward side there are stunning views to enjoy from a sun deck/terrace with garden furniture and charcoal BBQ, a few steps down to the large lawn for the kids to run off some steam. There are two further patios on either side of the house and another raised lawn area offer more spots to relax.

A comfortable house in a fine location. Very well equipped. Ideal for walks with splendid views. Beaches at neighbouring Woolacombe are 5 minutes away by car and walkable if you dont take the kitchen sink.

A very well equipped house, lovely views from rear of house, nice touch with welcome pack, milk in fridge, tea and coffee etc. Plenty of info on walks, places of interest including maps, restaurants and takeaways around the area.

Beautiful house with sea views, we loved our stay at Cotfield house, walking distance into Woolacombe with lots of lovely walks on the doorstep. The house had absolutely everything we needed, couldnt fault it at all!

A beautiful 5 bed house with fantastic views. Its in a great location in Mortehoe within a lovely village with great pubs, a restaurant, post office and tea cafe. We really enjoyed our stay and the house was an excellent base from which to explore with all our family including our Granddaughter and my other sons little dachshund.
