Perfectly situated in the heart of Lympstone which is an idyllic fishing and sailing village on the eastern banks of the Exe Estuary.  The local train station from Lympstone village links to the golden sandy beaches of Exmouth and the historic village of Topsham to the north with it's boutique bespoke shops and cafe's. Continue along the estuary on the train to step off at the cathedral city of  Exeter, visit the vibrant Quay or the many wonderful eateries celebrating the 'Best of the West'  and a vast array of shops and attractions.  Other attractions and places of interest just a short hop away include Powderham Castle, Dart's Farm, Killerton House, Dartmoor National Park, Exmoor, The English Riviera, The South Hams and the Jurassic Coast. Stuart Line Cruises offer a birdwatching cruise from Exmouth with a fully qualified RSPB guide. You will find a popular local pub opposite The Roost and just a stroll away two further pubs and a handy village shop and post office. Wonderful cafe's are a stroll from your front door and look out for the wonderful local, original art work galleries too. Lympstone is a quiet village, with a summery buzz and plenty of fun to be had on or off the water.

The unique layout of this characterful and renovated property firstly sees guests enter via a shared hallway and stairwell, but once upstairs and inside, the first-floor apartment is entirely self-contained. On entering you will immediately find yourself in the fabulous spacious lounge/diner and will be drawn towards the two large sash windows offering mesmerizing panoramic views directly out over the estuary. Here keen birdwatchers can enjoy the wildlife from the comfort of indoors and a telescope can be borrowed from the owners. Wild swimmers, sailing boats and paddleboards drift by right below you, and watching the evening sunsets unfold through the huge opening windows can take up a whole evening. Every piece of furniture in this beautiful and characterful room has a story, and includes a large comfortable sofa, a Smart TV, and a rare 17th century “sgraffito” fireplace, which dates the house back to the 1600's. Add to this the clean-burn wood burner and it provides the perfect place to relax after a cliff walk, cycle ride or dip in the sea. Head towards the rear of the apartment and accessed via a step up from the lounge area you will then discover the quirky yet beautifully presented kitchenette and bedroom area. Compact yet fully appointed, boasting a four-ring induction hob, combination microwave/oven, fridge with an ice compartment and even a dishwasher. Opposite this and offering a cosy place to retire to at the end of the day is the super comfortable king-size bed. Completing the offering inside the apartment is a light and fresh bathroom with a shower over the bath and a WC, complete with estuary view. Dogs will find a lovely run on Lympstone beach all year round only steps away from your front door, and two big exercising green fields only 5 minutes walk away with views over the estuary and across to Powderham Castle.

The pretty pebbled patio area at the entrance can be used for loading and unloading but only fits a small car, free parking is available 200m away in the quiet village car park, where the owners provide a free visitors permit. Guests can also enjoy sitting at the waters edge in a village picnic area 50m along the foreshore from The Roost.

Everything was as promised, fully equipped kitchen with everything we needed. The views from this property are amazing, not once did we switch on the television, just mesmerised by the views. Lymstone is a picturesque village with many old buildings, a super coffee shop, pub and corner shop just a few minutes walk away. Lots of safe places to walk Read moreand cycle off road. We loved the property and the location. Michelle and Simon were lovely hosts and happy to advise us of places to visits. Hide

The Roost at Riverside is a wonderful apartment with stunning views across the estuary. Ideally located for exploring the surrounding area or equally just relaxing and enjoying the view. The apartment was well equipped and spotlessly clean and the hosts were very welcoming. We had a lovely stay and would highly recommend.

The Roost is a perfect place to watch the world go drifting slowly by. The apartment is comfortably furnished and made for a peaceful and relaxing stay. It has loads of character with eye catching views through both large windows. Everything you could wish for is supplied including some great holiday reads on the book case. The Roost was just right for two people, It was a little strange sleeping in the same space as the kitchen but not disturbing. once you got used to the fridge turning off and on. The view from the living room kitchen is to die for ,especially if you are birdwatchers, as right on the river's edge. The owners live on the site, but are not in your facRead moree and are very knowledgeable about the area and I am sure would fix any problem if there had been one. Hide

have no problems in booking this cottage again. For a single person was just the right size. location great a nice walk away from the neighbouring villages/town. lots of information in the cottage about the surrounding areas.

What an enjoyable, relaxing week-just what we needed. A warm welcome, excellent location, superb views over the estuary and a very comfortable and homely feel to the apartment. Thank you to our hosts for sharing their lovely cottage with us-they even organised a week of really nice weather! It was perfect for us and Im sure well be back.

The flat is in an ideal location served by excellent transport links. A short scenic stroll into Exmouth for beach, walking along the coastal path or taking a boat trip. The village itself is lovely, with all residents and hostelries very welcoming. Highly recommended
