Perfectly situated in the heart of Lympstone which is an idyllic fishing and sailing village on the eastern banks of the Exe estuary. The Exe Estuary Cycle Trail passes the front door, and links the golden sandy beaches of Exmouth with the historic village of Topsham to the north. You will find a popular local pub opposite and just a stroll away two further pubs and a handy village shop and post office. Historic Exeter, with its cathedral and array of shops and amenities is just a short drive or accessible via train, which provides wonderful views over the estuary. Other attractions and places of interest accessible from here include Powderham Castle, Dart's Farm, Killerton House, Dartmoor National Park, Exmoor, The English Riviera, South Hams and the Jurassic Coast.

Entering this stunning reverse level property you are firstly welcomed into the spacious entrance hall with which features a luxurious natural stone floor. From here head up the beautiful glass and oak staircase on to the first floor where the accommodation opens up into a lovely light and airy open-plan living space with a vaulted ceiling and fabulous water views. The immediate space is the cosy lounge area where you will find comfortable seating, a warming wood burner effect fire, Smart TV and also a SONOS sound bar. Here is the perfect place to relax in comfort after a busy day exploring. Next to this and central to the room is the kitchen area which is perfectly presented and includes a great range of features and appliances such as a breakfast bar for informal dining, electric oven with gas hob, microwave, fridge, freezer and also a dishwasher. Leading off the kitchen area you will find a set of bi-fold doors providing access onto the first outside area, a south facing balcony where you can enjoy your morning coffee. Venture further into the room where will then discover the dining area which enjoys gorgeous views across the estuary. Completing the offering on this floor are a further set of bi-fold doors which take you out onto a second glass fronted balcony, where you can take in the changing scenery across the water and enjoy the stunning sunsets in the evening. Venturing back down the stairs and onto the ground floor you will then discover the beautiful bedrooms, the first of which features a king-size bed and stunning view out over the estuary, and a spacious en-suite shower room with a large walk-in shower and WC. The second bedroom is a lovely cosy twin bedroom with TV, and servicing this is a further shower room with a walk-in shower and WC. Completing the offering on this floor is an undeniably useful utility room with a washing machine, tumble dryer, drinks fridge and hanging space for coats, plus also a an enclosed and undercover bike store, which is located to the rear and accessed via a set of French doors leading from the twin bedroom.

In addition to the two balconies on the first floor, there is also a generously proportioned decked area with an outdoor table and chairs which wraps around the south and west facing sides of the property. Here you can dine alfresco during warm weather and soak up the fabulous scenery. Under the decking there is storage space for canoes and paddleboards which guests are welcome to use. Parking is available in a public car park which is a 200 yard walk (permit provided).

An outstanding property in a friendly little village. Very well maintained and clean. Views relaxing and beautiful. We took out our kayak and had the company of seals for an hour on the river exe! Incredible memories. Loved it.

Beautiful views and perfect location. Lovely spacious bathrooms, well equipped kitchen, and cosy seating areas. Only one of the pubs was open in the village, The Swan, we had a lovely meal there. The cafe does great coffee and cake! Second stay this year at Waterside. First with grandchildren who did all that children should be doing like crabbing, swimming, flying kites etc without an arcade or fairground in site. Second stay was with elderly mum and aunt and had a perfect week. Could happily just spend the whole week sitting in the window watching the activities on the estuaRead morery. Stayed in Lympstone many times but 'Waterside' is the icing on the cake. Beautiful beautiful place, beautiful beautiful location. Waterside was high end, clean, airy, spacious and very well equipped. Beds were comfortable. Wet rooms great. Seating and bifold doors overlooking the ever changing views over the estuary were fabulous. Dog wash a good iRead moredea if you have dogs. This cottage is lovely, in a nice small village that has a lovely pub (recommend the food) and a village shop and a train station all with a 3/4 minute walk from the cottage. The cottage is fully equipped for all that you would need. The views from the balcony are great, there are lots of things going on on the river. Some nice walks nearby. Waterside certainly has the WOW factor. The location is superb, it's a busy little village, but it's also quiet. A great combination. Sitting on the balcony watching activities on the water is just lovely. There is a communal area outside front that gets lots of visitors, but does not affect the view or noise, it's great for people watching. The viRead morellage has a great pub, The Swan, paella was 10/10, recommend booking as it gets very busy. Topsham is only 4 miles away and worth a visit. Hide

Generally good, but a few basics would have been nice, including a teapot which is such a pain to pack. A few things didn't work which I let the owner know, so hopefully all will be working when the season really gets going.

We had the most wonderful stay at Waterside. It certainly had the wow factor which made it difficult to leave each day to explore the surrounding area. The views across the estuary are spectacular. What a beautiful house, very well equipped throughout. The views are stunning, the beds are extremely comfortable and the location is ideal, very handy for the shop, the station and the village pubs, ideal for cyclists, walkers and those who take their exercise on or in water. A fabulous property in a truly idyllic part of the world. Waterside has everything you could possibly need- it is a beautiful, warm and very cosy with fantastic views. In the absolutely idyllic village of Lympstone lies this stunning cottage. (Not sure cottage is the correct description, more of an upside down house).
