This three-storey house sits overlooking the pretty estuary village of Instow. Lovingly furnished, it provides a perfect holiday home with the beach and all amenities within an easy walk.

The golden sands at Instow are within easy walking distance allowing you to spend the day building sandcastles or enjoying a meal in one of the many beachfront pubs and restaurants. The Tarka Trail, offering traffic-free walking and cycling, goes inland to Bideford or around the coast, and is just a short walk from the house. The market town of Bideford is just 3.5 miles away. Appledore, just across the water, is 5 miles away by road, however, you can hop on the small seasonal passenger ferry at high tide from the quayside. Or, stroll down to the local deli, where you can purchase all manner of local treats.

You enter the property from the rear via the roadside, and you are greeted by a light and bright entrance hall. Following on to the left, you’ll find the kitchen which is well fitted and equipped with an electric oven, warming drawer and hob, microwave, fridge/freezer, dishwasher, washing machine, tumble dryer and coffee machine with milk frother. 
Heading on, you reach the open-plan lounge/diner where you can sit and watch the boats come and go. Comfortable seating and a gas fire provide a cosy spot to relax or maybe watch a movie on the Smart TV. The dining area has a good-sized, extendable dining table making mealtimes a breeze – it’s the perfect place to reflect on the day's adventures. Heading on upstairs to the first floor, you have two bedrooms and a bathroom. Firstly, a twin bedroom (which can be made as a super-king on request) aptly named 'East Room' with authuretic Japense furniture, rich colours and an eastern theme. Followed by the bathroom with a large shower and a WC. Along the landing is the king-size bedroom with lovely estuary views, named 'West Room'. Heading on up a further flight of stairs, you reach the master bedroom, named 'Sky Room' which has a double bed and a partial open-plan bathroom with a glimpse of the estuary from the free-standing bath and WC. Two large Velux windows open out to a glass Juliette balcony, allowing you to enjoy far-reaching countryside and estuary views from this relaxing room.

Venture outside and you will find an enclosed rear garden area, where you can enjoy beautiful views across Instow and beyond to the river. There is stone, flower garden with furniture and a charcoal BBQ so you can enjoy the last of the evening sun on both patio areas.

Roadside parking a short distance from the cottage and is subject to availability. There is also a pay and display car park nearby.

A fabulous spacious house so well equipped with beautiful decor & close to both the harbour & the beach (doggy paradise) for ourselves , daughter & the grandchildren age 14 & 11. This is a wonderful house with everything needed for a family holiday. Very stylish and comfortable. Easy communication with the owner and the holiday company. We liked being set back and up a little higher above Instow. The view was lovely.

A lovely, well equipped house with great views of the estuary and just a short stroll down the hill to the sand (which is suitable for dogs.) We have just had the most amazing week at Sea Rose. The property is second to none with amazing views of the estuary. To open the Bi fold doors from the living room onto the patio and sit with a glass of wine watching the boats and the tide was just perfect. Searose is a lovely house, it is well equipped and beautifully presented. The garden provides a relaxing space with spectacular views. It is a stones throw to the dog friendly sandy beach, Tarka trail and coastal path. There are several pubs and restaurants close by and the local ice creams from Hockins ice cream van are delicious.

What an absolutely beautiful cottage with the most incredible views of the bay. The cottage was magnificently prepared, lots of information and hints readily available, the owner clearly cares about her home and the experience guests have. A fantastic property in a stunning location, with a view you could watch all day. Property provides all that you need to fully relax and is a great base to enjoy the wonderful beaches of North Devon. Instow is a lovely village for walks, beach and great pubs to eat and drink.

A beautiful home with stunning views! The owner has really thought about everything to make our stay worthwhile. John's the cafe/food shop was wonderful (thoroughly recommend the pasties!). The Boathouse was a great place to eat on a sunny evening to catch the sunset on the upper deck. Stayed at Searose in May 2022 with our dog and absolutely loved the house and the location which has fabulous views to the estuary. The house is very well equipped and feels more like a home than a holiday let.
