A superb house tucked away in the quaint fishing village of Appledore, with magnificent estuary views and close to many sandy beaches.

The pretty village of Appledore has a bustling quayside, and amongst the narrow streets is a tempting range of restaurants, pubs, and shops to choose from. During the summer, take the foot ferry to Instow where there’s a sandy beach and plenty of pubs and restaurants. A larger beach at Westward Ho!, with its pebble ridge, is just a short drive away (3 miles) or you may prefer to walk along the coast path past the lifeboat station to get there. Or, visit Bideford where you will find a range of shops, pubs, and restaurants. For a fun day out for the little ones, visit the Big Sheep (4 miles) or the Milky Way (11 miles). Cycle along the Tarka Trail and enjoy lots of coastal walks.

Entering the property, to the right is a stunning bedroom with a king-size bed, a large padded seat by a picture window for you to soak up the views, and an en suite shower room with a shower and a WC. To the left of the front entrance is an inner hallway leading to a twin room with a Smart TV. There is a family bathroom with a shower over the bath and a WC, and the further benefit of a wet room with a shower, perfect for surf and beach lovers to wash off the sand and hose down muddy dogs. At the end of the hallway is a utility area with a washing machine and tumble dryer. Heading up the oak staircase to the first floor, you pass through a glass linkway with skylights above and enter the open-plan kitchen/diner that leads through to the lounge area. The kitchen is well furnished and equipped with an electric oven, induction hob, freestanding fridge/freezer, dishwasher, espresso coffee machine and smoothie maker. The dining area can be extended and can seat up to eight people comfortably. The lounge area has breathtaking views from the sofa out through the large sash windows and, with a large roof light above, it is a naturally light and airy room. At night, you can even see the moon and the stars overhead whilst sitting on the sofa and the twinkly lights of Instow across the river. There is a Smart TV with Netflix, Disney+ and Prime. Heading up the second flight of stairs takes you to a bright and airy master bedroom with a king-size bed decorated in calming colours with rattan influences and with magnificent sea views from the double aspect sash windows. A luxurious freestanding slipper bath sits at the end of the room. To complete this room is an en-suite shower room with a shower and WC.

Stepping outside, there is an enclosed sunny paved patio area with two areas: one for outside dining for six and the other with a lounging area with a firepit and a BBQ separated by a large, planted bed. In one corner is your very own private hot tub, a great place to relax after a day of exploring.
