This luxurious reverse-level property affords enviable sea views and a first-class interior, perfect for families and friends wanting to get together. It is located just 0.5 miles from the quayside of Appledore which boasts pubs, restaurants, independent shops, galleries, an excellent deli as well as the award-winning Hockings ice cream van. Admire the boats on the estuary or try crabbing off the quayside. In the summer, catch the ferry across the river to Instow with its sandy, dog-friendly beach plus pubs/restaurants. Within 2 miles is Westward Ho!, with its golden sands, popular with surfers (surf schools available) and perfect for family days out with shops, arcades, and eateries. Royal North Devon Golf Club is just 1.2 miles away, and, for the more adventurous, Skern Lodge, next to the property, provides various activities. Walkers can access the South West Coast Path or Northam Burrows Country Park (2 miles). Other attractions include The Big Sheep, The Milky Way and Wake Park, all within 11 miles.

Step inside the welcoming entrance hall with underfloor heating and plenty of space to store coats and shoes. All four of the beautifully furnished bedrooms with Smart TV's can be found on the ground floor. There is a super-king zip-and-link (which can be made into a twin on request) and a further super-king, both with en-suite shower rooms. A further two bedrooms consist of a king and twin with zip-and-link beds (which can be made into a super-king on request). Three of the four bedrooms offer glimpses of the sea from their windows. The luxury family bathroom completes the ground floor. Heading up the stairs to the living space, guests can enjoy breathtaking sea views from the open-plan lounge/kitchen/diner which has high vaulted ceilings and plenty of windows to allow lots of natural light to flood in. The lounge area has a stunning electric real-flame fire, comfortable sofas, Smart TV and Sonos sound bar. A separate snug area off the main lounge also has an additional L- shaped sofa with Smart TV with HDMI cable allowing you to plug in your own gaming console. There is also a selection of books, puzzles, and games to enjoy. Sliding doors open from the lounge and snug area onto the balcony with panoramic sea views and where morning coffee or a sundowner beckon you. A large dining table and chairs make mealtimes memorable and the well-equipped kitchen area has everything you need to prepare your meals. A good-sized breakfast bar with stools offers guests a less formal dining location. A separate utility room with WC is nearby and sliding doors from this end of the house open to the rear garden.

Outside, at the rear of the property, is a large, enclosed patio area with superb sea views from either end, with dining furniture, gas BBQ, sun loungers and hot outdoor shower. Steps lead up to another level mainly laid to lawn, giving children space to burn off some energy. Here there is also an upper terrace with L shaped sofa and hot tub with lovely views over the burrows. There is also a handy shed perfect for storing surfboards and your bucket and spade.
A large balcony at the front runs the full width of the property which is the ideal place to enjoy an evening sundowner.

Perfect for a relaxing holiday with family and friends. Everything has been thought of. Can't fault the cleanliness and equipment of the house. Perfect peaceful upside down house to make the most of the stunning views. Definitely would recommend.

Absolutely perfect! Great communication, beautiful property with amazing views, and a lovely local pub. All very welcoming and friendly. We couldnt have picked a better home for our Devon holiday.

Really comfortable well equipped house and fantastic views out to sea. Would recommend this to anyone. Pubs etc a 10-15minute walk away.
