It’s a superb holiday destination situated in the beautiful village of Instow, with its sandy beach, deli/shop, pubs, and restaurants all within 0.5 miles. You can join the Tarka Trail from both ends of the village, perfect for walkers and cyclists as it offers some lovely riverside views. Venture across the water on the seasonal passenger ferry to the fishing village of Appledore (5 miles by car) with its maze of narrow lanes, brightly painted cottages, and quayside. Westward Ho! (5 miles) boasts 2 miles of sand and is great for surfing. Visit the market town of Bideford (4 miles) with its shops and restaurants, or step aboard HMS Oldenburg for boat trips to Lundy.

The light and airy lounge/diner is furnished with comfortable seating, a Smart TV and a dining area; this is the obvious place to relax after a busy day exploring. The spacious kitchen is well equipped with everything you need to cater for your party. A utility/games room with seating and table football also houses the washing machine and tumble drier, this room also allows access to the front garden. There is a separate ground-floor shower room with a WC. Heading back through the kitchen to the living area, an open tread staircase leads to the first floor and sleeping accommodation. This comprises two bedrooms, one with a king-size bed with estuary glimpses and one super-king-size zip-and-link. The bathroom completes the accommodation and has a shower over the bath and a WC.
