Nestled within the Heddon Valley, designated a Site of Special Scientific Interest, this beautiful family retreat is a memorable destination for a holiday. It is surrounded by National Trust woodland and walks within the Exmoor National Park on the doorstep. Explore local beaches and hidden coves, including Woody Bay (3.5 miles), and the award-winning beach at Woolacombe just 16 miles away. Other great days out include the Combe Martin Wildlife and Dinosaur Park (6.5 miles), Watermouth Castle (8.5 miles), and the historic seaside town of Ilfracombe 14 miles where you can find boat trips, fishing and Damien Hirst’s statue, Verity.

Entering this beautiful retreat, kick off your shoes and hang your coats in the porch area where there is also a convenient WC. Through the door, you’re met with the grand dining room area with seating for ten and a warming wood burner. To the left of the dining room is the fully equipped kitchen with generous space and tucked around the corner is a breakfast table for a quick snack, and a utility room with more storage space and a tumble dryer and washing machine. Back through the hallway and at the opposite end of the property, enter the snooker room, which also benefits from some comfortable sofas. Moving into the lounge, you’ll find a Smart TV and a large L-shape sofa so you can unwind around the ornamental fireplace. For those more competitive, there is also a games room, with an additional sofa, a Smart TV with a gaming console, and two retro arcade machines for some classic fun. Head upstairs to the family bathroom, with a walk-in shower, bath and WC. To your left are two twin bedrooms, both with beautiful views from the windows. At the end of the hallway is the bunk bedroom, and adjacent is a super-king-size bedroom with an en-suite shower room and a Smart TV. Completing the first floor is the master super-king-size bedroom with a Smart TV and en-suite bathroom.

Venturing outside, there is a roof terrace complete with sun loungers. There is a ‘mucky pups’ dog shower room for your four-legged friends, and you can wander in over 2 acres of private grounds and enjoy the traditional Kota lodge. There is a children’s climbing frame, an extra-large hot tub with Bluetooth speaker for those summer nights, a BBQ area, and multiple seating spaces to enjoy al fresco dining.

This is a great house with beautiful gardens, and the location is amazing. The facilities within the house are excellent, the owners have thought of everything- in a very thoughtful way - if that makes sense - so there is no why is there no salt?? stress! We would truly love to return to the property!

What a lovely property! Lovely gardens, super house, cool hot tub! We had a lovely holiday and are already looking again for next year (just a shame the school hols are so expensive - outside our reach!) The house and facilities (and the welcome pack etc) were all just perfect. Best holiday home we have ever stayed in.

A beautiful place to stay. Lots of wonderful walks straight from the house. Hunters Inn pub a 3 minute walk from the house, serving fantastic food. National Trust Cafe 2 minutes walk from the house. Great snacks, ice cream, drinks and yummy ice creams for dogs!

An immaculate property with everything and more provided. Wonderful location, ideal for children, and realistic expectations for dogs (including his own shower). The best we have stayed in over 35 years of renting. Was sad to leave the wonderful garden and river behind.

This property has the wow factor as soon as you walk through the door , a wonderful flow into every room . Spacious and character in abundance. The 2 acres it sits in is stunning, and with a river that flows within the property, is so calming. There's so much to do with a huge hot tub that's to die for. A stunning house and gardens in a beautiful location. The house was luxurious and extremely well equipped. We felt very pampered. The hot tub was amazing with robes and slippers for every member of our party. Plenty of space for three generations and loads of activities to keep everyone happy.

The Barton was a fantastic house in which our family of 10 spent a week over Christmas. The rooms were very spacious with lots of added facilities like the hot tub, Kota House, playroom and dog shower. Absolutely ideal for the 3 generation get together. Location was very pretty too. We think our best Christmas holiday ever.
