Nestled in the picturesque Tamar Valley Area of Outstanding Natural Beauty, this wonderful home serves as an excellent starting point for exploring the numerous attractions in Devon and Cornwall. Within a short distance of less than 6 miles, you will find Kit Hill Country Park, renowned for its panoramic vistas and historical significance in mining. Also nearby is the National Trust's Cotehele Estate (4.5 miles), perched above the River Tamar and featuring a magnificent house, beautiful gardens, woodlands, and a quay. Additionally, the charming riverside village of Calstock (3.5 miles) awaits, offering two pubs, a cafe, art galleries, and even a gelateria. If you venture about 5 miles to the edge of Dartmoor, you can engage in invigorating activities such as hiking, trekking, cycling, or horse riding amidst awe-inspiring landscapes, or simply unwind with a leisurely picnic. Moreover, an array of stunning beaches awaits your choice, as both the north and south coasts of Cornwall are easily accessible within a 30-mile radius.

Stepping into this spacious home you will immediately find yourself in the first living area of three, the sun-trap conservatory space. Here you will find a comfortable sofa and two armchairs from which to enjoy views across the home’s pretty gardens. From here you can enter into either two of the further living areas. One being the main lounge space where you can enjoy your favourite films on the Smart TV from a choice of seating, along with an original fireplace to cosy up by on those chillier nights. The third and final living space acts as a snug area where you have further relaxing seating, perfect for reading your favourite books or getting competitive with a family board game. Heading on through to the open plan kitchen/diner, guests have all the appliances needed for a stress-free stay, whilst the dining table here is ideal for those morning breakfasts to set you up for the day’s adventures. In addition, there is also a formal dining room across the reception area for those evening meals. Perfect to wine, dine and share those best moments of the holiday. Completing the lower floor is a downstairs WC. Heading upstairs from the reception area will bring you to the four bedrooms within the home, along with two family bathrooms. Between all bedrooms there are three double beds, along with the final room hosting a queen-size bed. All rooms provide plenty of clothing space. The first bathroom is to the far left of the upstairs hallway, and contains a bath, separate shower and WC. Finally, the second bathroom sits at the other end of the hallway and consists of a walk-in shower and WC.

This escape has an abundance of outdoor space for guests to revel in. There is a large lawn and patio to the left of the home, which is an ideal space for children and four pawed friends to roam with ease, whilst others relax on the patio seating. On the opposite side of the home, you can take the short stroll up the path to your own private heated indoor swimming pool. A truly fantastic space for friends and family to come together and let off some steam. Directly outside the swimming pool there is further outdoor seating, deck chairs and a charcoal BBQ for dining al fresco.

The cottage was very comfortable and in a lovely quiet location. The pool was excellent. The owner was friendly and had left us tea, coffee, milk, fruit juice, etc. etc. which we found very useful. We enjoyed our stay and would not hesitate in recommending the cottage to anyone else.

The place exceeded expectations and was a great location for exploring the woods. Everything had been thought of and therefore a totally hassle free, relaxing stay!

House in a lovely location, nice garden but beware its elevated at rear with unfenced drop and slippery, dirty tea towels and dish cloths left in kitchen no clean ones in the drawers, bed nearest shower room needs new mattress as extremely uncomfortable we left early due to this and thorough cleaning is required of shower room and pool area , pool Read morewater was not very warm, kitchen was well equipped. Snug was nice but could do with curtains or blinds up as does kitchen Hide

Charming house & gardens. Well equipped kitchen & swimming pool was a bonus to enjoy. All bedrooms I noted did not have full sized beds which I did find at 510 quite restrictive.

What a fantastic place, a warm friendly welcome with everything you could need. A lovely big pool and beautiful garden space. It was hard to tear ourselves away to all the wonders of Devon and Cornwall nearby!
