Relax and unwind in this immaculate property situated in the attractive village of Instow, with its golden sandy beach, deli, shop, pubs and restaurants all walking distance.

This property enjoys a fantastic location in the traditional coastal village of Instow with its beautiful beach renowned for its golden sand and remarkable sand dunes. A variety of cafes, pubs and restaurants in the village offer a wide range of cuisine and local seafood or visit the local deli where you can purchase fresh local and homemade produce. Venture across the water, on the seasonal passenger ferry to the fishing village of Appledore with its maze of narrow lanes, brightly painted cottages and bustling quayside. Nearby is Westward Ho! which boasts 2 miles of golden and is great for surfing. The pannier market town of Bideford is a 10-minute drive with its shops and restaurants and is home to The Oldenburg for day trips to Lundy Island.

Step into the property from the car park into the rear courtyard and and enter into the kitchen/diner. Head through the archway and into the lounge which has been beautifully decorated to give a relaxed feel. After a busy day exploring curl up on the sofa and watch your favourite film on the Smart TV or snuggle up in front of the contemporary gas fire. Head back into the kitchen/diner where you can cook a family meal in the well-equipped kitchen with Rangemaster cooker with gas ovens and gas hob, fridge/freezer, microwave and washing machine. From here you can access the enclosed sun-trapped courtyard. Head upstairs to the two bedrooms, there is a master double bedroom with a TV and French doors opening onto a small balcony which boasts views to the sand dunes, sea and over to the quaint fishing village of Appledore. The second bedroom has a single bed which can be extended into a double on request, but please note it is a small room. Finishing the accommodation is a shower room with shower and WC.

Heading outside from the kitchen/diner is the enclosed sun-trapped courtyard with undercover seating area, a perfect space to enjoy your morning coffee while planning your day ahead. There is a useful outside tap for washing off sandy toes! There is an allocated parking space and further roadside parking nearby.

Lovely comfortable cottage in Instow. Well equipped. Parking was easy and close by. Fabulous sea view from the balcony of the main bedroom. Would recommend.

We had an amazing 4 days in thus lovely house. Great location in Instowe. House lovely and cosy. Loved that we could walk to all the lovely pubs and restaurants in the area.

Very compact and comfortable property that has been finished to a high spec. We had a lovely week here and will, I am sure, return in the future. A "plus" for us was the fact that dogs were not allowed, so no hair on the furniture or carpets and no lingering doggy smell. On that note, if I had one criticism it would not be with the property itself Read morebut with Instow beach. It used to be a nice, child-friendly beach, but it is now overrun with dog walkers and their charges fouling the golden sands. Hide

The cottage is very nice with good parking and great location, with just a two minute walk to the beach, instow is a beautiful village and a great location to visit other areas in North Devon .

What a wonderful stay! The cottage is in a quiet but pretty location with a short walk to the beach. We enjoyed the walk into the village making the most of the local amenities. The Boatyard, The Wayfarer and The Sundown Bar are all lovely places to eat. John's Cafe/farm shop is worth a visit too. The cottage was comfy and spotlessly clean. Reasonably quiet area with parking yet close to all amenities including Tarka Trail, beach & estuary views, pubs, buses & a local shop. TV & WiFi good. Whole house well equipped & comfortable. Having a washing machine & good sized fridge/freezer a bonus.

Ideal location to the beautiful Instow beach and its facilities. We visited Croyde, Watersmeet/Lynton/Lynmouth, hired e-bikes to cycle Braunton to Torrington, fish n chips on Appledore Quay ( Royal Plaice), walked to Bideford and back, super lunch at Westleigh Inn. This is a comfortable, well furnished and equipped cottage which is close to the beach. Many local attractions are nearby and there are a few restaurants within walking distance. We would definitely like to stay at the cottage again.

Had a lovely week at the house very comfortable. Only a short walk to the beach pubs and restaurants. Lots of places to walk to and visit, and the ferry over to Appledore is a must. Would definitely go back.

Lovely quiet cottage, great parking. Very cosy and well appointed. The stairs could be a problem for non agile folk. The shower pressure was poor, but that was the only snag. Great location for the beach and notice balcony to enjoy the views and sit. We loved it. Many thanks
