Set in an elevated position above the River Taw, and nestling between the towns of Braunton and Barnstaple. A short drive from the property you'll find the historic market town of Barnstaple and its array of pubs, shops, restaurants, cinema, and a theatre, and Braunton in the other direction, a smaller yet pretty village with a range of shops and restaurants plus close to the Braunton Burrows and Crow Point. The long sandy beaches of Westward Ho! Saunton and Croyde are also within easy reach and are popular surfing spots if you enjoy watersports.  The property is located close to some of the UK's most popular cycle routes, bike hire is available in nearby Braunton.

Step through the front door of the property and into the hallway with a handy WC and utility room that houses the washing machine. Step up into the well-equipped kitchen, with an electric oven and induction hob, microwave, dishwasher, and fridge/freezer. The lounge area has a large corner sofa with a Smart TV. A cupboard houses a selection of board games and puzzles. The staircase leads up to the first floor where there are two bedrooms, one double with a Smart TV (with Sky multi-room) and a further double room. A smaller room the perfect space to unwind with a massage chair and bean bags so you can really relax and recharge on your break. The bathroom completes the accommodation and has a bath with an electric shower over and WC.

Outside there is a sloping lawn garden with seating and BBQ for all the family to enjoy.

Spacious and comfortable cottage in a convenient location in a pretty village within easy reach of the A361 with good access to beaches, bicycle hire and the Tarka trail, and shops in Braunton. A great base for exploring this part of Devon - we very much enjoyed our stay!

We have stayed at Ashford Holt Cottage for a number of weeks through out Spring and Summer 2023. It is a well positioned and comfortable cottage making it very east to get out and enjoy the North Devon Beaches, Barnstaple, Bideford, Instow and so on. Its cosy, with a private area to the side which allows you to enjoy the outside when the weather peRead morermits. Lovely cottage, easy to find very near the A361. Everything in the cottage you need although we didn't cook but just used the hob. Great TV with Sky and even had Alexa!

Comfortable and spacious cottage in a great location that feels far away but is really just a couple of minutes off the main road. We really enjoyed our week here - a perfect base for reaching all the usual seaside spots nearby.

We had a wonderful week in North Devon which was helped by the amazing weather. The cottage was superbly located, 15 minutes to either Staunton Sands or Barnstaple. It was very comfortable and had everything we needed. The bed rooms were spacious and the shower was lovely and powerful - just what we needed after a day at the beach! The cottage it self was nice although some parts unfortunately needed a bit more cleaning dirty glasses in cupboard. The bed was very comfortable and the two televisions were great the location was very good.
